Renting - Live/Work Lease

I am looking at renting a property to live and work from. It comes with a live/work lease.
Could anyone explain the below to me please...particularly the text in bold...
'To use the Premises wholly for partly work and partly residential purposes PROVIDED THAT no warranty is given nor shall it be implied that the use permitted is the authorised use under the planning regulations for the time being in force'

The clause means that, even though it's a condition of the lease that you must use the premises for partly work and partly residential, that doesn't imply that the planning permission says the same thing. It's the tenant's responsibility to check what the planning consent actually permits before signing the lease (which could just mean asking the landlord to show them the planning permission).0
