Chancel Indemnity

I'm in the process of buying a new build house and our solicitor has said they will take out an insurance policy against chancel repair. I've never heard of this so had a quick Google but how I read it, we don't need to worry about this anymore, as it's a new build? Any help much appreciated.

    It isn't anything to do with the age of the house. It is to do with the land that the house is on. If the land used to belong to the church you could end up with a bill to repair part of the church. Follow the advice of your solicitor they will know more about this than you do.

    All I know about solicitors, from past experience, is they like money. Of course they know more than me, but that's why I'm asking here for confirmation. :beer:

    It's a very small amount to pay. It's a small amount because the chance of the church calling for repairs from you is near zero. Buts it's not zero so there is a very small chance.
    My solicitor just added this insurance to my bill. I told them to take it off as I didn't want it.

    I recall 10 years ago when I bought my first house, my solicitor said if he checked for chancel liability and it was found to be liabile you couldn't get an indemnity, so I should it was best to just get the indemnity
