How can i get out of a landlord managment contract with my estate agent

First off, there's no need for a new contract. Tell the tenants not to sign. Read:
* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?
Second, the agents work for you. So instruct them, in writing, not to renew the contract as you're happy with a periodic tenancy (rolling monthly). No explanation - just a short, polite letter.
Third, once that's sorted, drop the agent as per my previous link above.

Why are the letting agents chasing the tenants fiercely to sign a new fixed term? The TA is a contract between you and the tenant. Do the tenants want to sign a new fixed term? Do you want a new fixed term contract signed? The agent works for you so if you don't want another fixed term contract signed then tell the agent that. The agent will only want another fixed term signed so that they can charge the tenant a renewal fee.
If you want to sack the agent then sack them. Don't drag the tenant into some ridiculous scheme where they have to temporarily move out or any other daft ideas you might have just so you can end your contract with the agency you chose.0
