    Fair enough, take G_Ms advice then, speak to a few different firms local to you and see what they offer you. However, don't expect to be able to walk in off the street without an appointment and be able to speak to the actual solicitor in person. Anyone decent will be too busy to drop what they're doing and talk to you. It is quite likely they will have 100 or so cases on the go at any one time and will have enough demands on their time already.

    Good point, although I have never been recommended a local firm by an EA they all seem to have their own conveyancing factory affiliations (or the ones I have dealt with have anyway)

    we are using bespoke property lawyers. so far no issues but still early days in the process.
