Building regs For conservatory

Hi All, advice needed, please: 2 year old house that I'm looking to buy has a "sun room"(conservatory) newly built on the back of said house. The size is 2.9m out from the rear of house and is 3.3m wide. I believe that this would fall within permitted development but what about building regs? The building seems to have been built professionally and has a slate roof and is glazed on three sides. What are the implications? Does it in fact need pp and/or building regs? I've checked the gov. website but it seems a little confusing. Should it require regs and they haven't got them what are the implications? Any advice would be greatly appreciated. I'm going to look at house again in a couple of days and want to get things straight before talking to vendors.

No, meeting with them this week. Haven't spoken to solicitors yet,either. I understand that the extension would not require regs if it is separated from main house by external grade doorsand has independant heating.0
