I am fed up now

Afternoon peeps,

We accepted an offer on our house mid Jan, found a house for ourselves mid Feb, our buyer in no chain and the people we are buying from moving to rented.
Everything seemed to go along really quickly, but now aaaagh I have had enough, our buyer is saying he wants a builder to look at something to do with the chimney breast being taken out 20 years ago, we think he just wants to try and knock more money off, but why now when we are at the last stage, the survey was done months ago, and the people we are buying from have said they will pull out because I think they are now paying rent on somewhere and they have been asked about the loft conversion which was done before they moved in and they have nothing for it.
Our solicitor asked us about transferring our 50K the other day I said nothing is being transferred until all this is sorted and signed.
We used an online agent, no probs used their conveyencers???? spelt wrong I think, been okay but the bill was a few hundred more than they said, after we asked is this the final total several times when quoted.
I just want to move right now...........

    Well until you exchange contracts there's nothing more you can do.


    If you sellers have moved to rented, that's their tough luck.


    Anything under 6 months is pretty normal

    The thing to do with the chimney breast being taken out is almost certainly to ensure that it's been supported properly - if it's just a wooden beam, then the whole thing could come down if that weakens.

    Do you have a copy of the survey? This is something the surveyor should have checked, so it might be mentioned in there. If not, just let the builder in.

You just have to be patient, its a big transaction so understandable to check all queries before entering a binding contract.

    Our solicitor asked us about transferring our 50K the other day I said nothing is being transferred until all this is sorted and signed.- You are only sending it to your solicitors to hold in a segregated account at this stage. I don't see any harm in getting this done early (can even pay via BACS over a couple of days to avoid the CHAPS fee). Why wait and potentially cause further delays to send the money when everything is 'sorted and signed'?

Did it include Stamp Duty / Disbursements / any specialist checks for that property etc etc. Rarely advisable to use an EA's other recommended services as the fee will likely cover the EA's referral charge but bit late now.

    That's house buying for you, would you rather all the queries weren't fully checked for a transaction of this size? You just have to be patient.

    Builder has been he is quite happy with it, said it is supported how it should be, just waiting now to see what the solicitor comes back with re the loft conversion in the other house.....
