Letting agent charges

Hiya, Just phoned up an EA about a house to rent. We have 3 boys, 2 of them are 18 & 21 & both are full time students. They want to credit check them & charge us an extra £100:eek: even though they will not be on the tenancy. Can they do this??

Yes of course they can, it's up to you whether you allow them to or not but be prepared for not being able to have this house if you aren't willing to let them.0

You'll appreciate the Landlord/agent also needs to do "right to rent" checks on all occupants over 18, named on tenancy or not.0

You can list your son's as occupiers. I am down as an occupier on the house my wife and I rent at the moment. I have no rights in relation to the property because of this, only my wife does.0

Yes they can, However you can just apply without them and then let them move in0 -
It's all to do with rights to residency and all that....0

They're adults. The landlord will want to know about them as they'll be living in the property.
Of course, but there's always that risk. Whether its for having family / lodgers / or because you complain or no reason at all.
To be fair as long as the house is looked after (inspections) and rent paid on time, it shouldn't make any difference to the ll0
