Building regulations/Control for internal wall

We now want to sell our house. Is this going to be a problem? Is there anything that I need to do or I can do.

Offer an indemnity policy when the issue is raised, or offer one first. Some buyers are more relaxed, others are definitely not and can pull out. It depends entirely on them.
Did you have a structural engineer do the calcs? Do you still have them? You could go for retrospective regs but will have to expose some of the work. Perhaps dad could help with this and tidying up again.Everything that is supposed to be in heaven is already here on earth.

All good advice but there is an elephant in the room. An experienced bricklayer and foreman should know the simple fundamentals of building. This is simply that Buildings Regulations are required on structural matters. This is not rocket science. My concern is why this gent did not know, or did not go ahead with, a procedure that would have stopped your current worry. Bluntly, corners were cut on this procedure, so were corners cut on the opening up and the lintel?0 -
Be aware: You (or your buyer) can get an indemnity policy if the work has been done for more than 12 months AND providing Building Control ARE NOT AWARE OF IT. If you bring it to their attention you will have blown your chances of getting the indemnity insurance.Money may not buy happiness .. but it lets you be miserable in comfort.0
