new build flooring

Hopi g to negotiate on getting flooring included with our Bellway new build when it is released. was just wondering if they do include it as an once give is it the cheapest option or can you get better quality included? we would ideally like wood flooring in hallway and kitchen/dining/family room and carpet elsewhere. wondering if anyone has had any experience of this? thanks

    Builders over charge for electrical appliances, so probably do the same with flooring. Shopping round will give more choice and probably a better price.


    If you want it as a freebie, you are very likely to get the cheapie option, so do you want the upheaval of having to replace in just a couple of years' time ?

    BF yes of course but was a) wondering what people in the forms experience was and b) the development is a muddy field at present with no sales office
  • Probably safer just to request a discount for no flooring and pick the exact materials yourself and get a local trader.

    Now the builder whoever they maybe will hopefully want to sell at guide price.
    They are highly unlikely to give you £20/30,000 off the price and want to sell the same house next door for £30,000 more.
    What they might offer is carpet, curtains, appliances and garden/fencing.
    Squeeze what you can out of them

    We had a quote from our builder to do it (Taylor Wimpey) and it came in at £6500. We then had a quote from a local supplier and for same flooring but better underlay it's come in at £4000! Whilst I know this is still a huge chunk of money £2500 is a significant saving. Even though it's a pain trying to get it fitted as we have been told under no circumstances can they fit the flooring prior to moving in!

    We've going to have The flooring done by the builders and it's costing just unde £7k (4 bed detached with Bellway). The reason being is its hassle free, we were originally going to get another comapny to do it for us but Bellway told us they wouldn't allow outside contractors access to the house until after completion, somthis way it'll be done and dusted before this. For me convenience outweighed the cost. We chose amico floooring in the kitchen, hall and bathrooms and deep pile carpets everywhere else, so not the cheapest options.

    Mine is for Karndean for the hall, downstairs toilet and kitchen/dining/family room. Carpet for lounge, stairs, landing and 4 bedrooms and the vinyl to main bathroom and en suite. X
