Deposit and annual rent question

Posts: 14 Forumite
I've read a few times where people ask what the annual rent on a property is where there's a question regarding getting the deposit back. Can someone explain what that's about? We're waiting on word of our deposit, and I'd just like to be well-armed with information if it's needed. Thanks!

Your question is confused and unclear.
Are you buying somewhere? If so, are you refering to
* mortgage deposit?
* contract deposit?
* annual ground rent on a lease?
Or renting?
* is this a 12 month periodic tenancy with annual payments?
* are you waiting for a security deposit to be returned at the end of a tenancy?
* are you referring to a holding deposit?0 -

Sorry, we just finished a 12 month lease with monthly payments. We're waiting to hear from the LA regarding the return of our deposit. When I've seen people asking about deposit disputes for rentals, a common reply is to ask what the amount of annual rent was, in just curious what this has to do with the deposit being returned.0 -
Can you cite a source or better still sources where you've read this common reply?0

I must admit, it's not a connection I've ever seen made. A source would be useful.0

Do give us a link for your source...0 -

Assuming this is the UK, then the annual rent has nothing to do with the deposit being returned, and I'm very doubtful whether it is a common reply, for the reason already given and because annual rent is rarely referred to at all (except perhaps with commercial rather than residential rents, so if that's what this you need to tell us that now).0 -

I don't recall seeing that question being asked on here in the context of a residential tenancy, and I admit I'm a bit of an addict (ever since this board was so helpful to me a couple of years ago).
The poster asking the original question quite often chooses to supply that piece of information but it isn't normally relevant.
I can only think that sometimes a question is asked about whether the rent is up to date because that can affect eviction processes and potentially get wrapped up with deposit returns, but that's a matter of whether or not there are arrears and not what the actual amount might be.0 -
As the others have said above. Either
* you are based in a country with different housing law to the UK, or
* you have been researching this matter in forums with different housing law to the UK
* you have been conned by a number scammers providing of misleading information
This post might help you though:
