Help with valuing a house

Hi all,
I'm looking for some advice on how much to offer for this property: rightmove.(co.uk)/property-for-sale/property-48246669.html
It seems overpriced to me at £285,000, I know that the current owners bought is in Aug 2013 for £240,000 and haven't done any work to it (see rightmove.(co.uk)/house-prices/detailMatching.html?prop=27852900&sale=84598254&country=england).
I checked the Nationwide house price index and they value it at £263,879. So I'm thinking of offering £265,000.
Can anybody offer any advice?

What they paid for it is irrelevant. That was then, this is now. What is relevant is what it's currently on for, and how it compares to similar properties in the same area. That, and that only will determine whether it's overpriced or not. Pricing is relative, not absolute.
Offer up to what you think it's worth, and what you're willing and able to pay. You offer may, or may not, be agreeable to the vendor.0 -

If that is what you think it's worth, that is what you should offer
2) Look at what other similar local properties are being marketed at. If there are others like that being advertised cheaper - go and see them. If they are all more expensive - then you' may have a bargain.0 -

Why do the sold houses in that road say leasehold rather than freehold?
Now I don't take much notice of Zoopla valuations but they have it valued at £284k.
