Survey Woes!

Good evening

I hope you are all well

We are currently in the process of purchasing a 1960’s style townhouse, with three bedrooms. The property has a flat roof, which we have had inspected by an experienced roofer, and he has advised that this is sound. The property to my untrained eye appears to be in good order.

We are now confused as to what kind of survey to go ahead with. We know we have to have a basic survey with the bank (£260), but can either then go for a homebuyer survey with the bank (total of £593) or pay a recommended surveyor (by our conveyancer – friend of the family) to conduct a major defects report (£640, £900 in total including bank basis survey).

Does anyone have any thoughts, recommendations of experience with surveys? What would you go with and why? The company the bank use are SDL risk management and countrywide surveyors if that makes any difference.

Any help would be much appreciated.

    Would you notice if there were any bulges in the walls or if the property had suffered from subsidence? If not then you will need to have a really good survey so that you don't find something like this later.
