House advertised as open to offers/offers invited

After our house purchase fell through 2 weeks ago we have been looking like crazy for somewhere else as our sale is going through and we don't want to spend too much time at our parents when we move out.

We have seen something we like but it's a little over our budget, however it is has been up for sale for almost a year now and instead of lowering the asking price they have now advertised it as open to offers/offers invited. Wanted to know what peoples thoughts are on this and how flexible you think it could be. It's up for £300k.

    What do you think the market value is? (I've not seen the property so don't know).

    What do you think you can afford? (I've not seen your bank/salary etc details so don't know).

    What do you think the sellers might accept? (I've not met the vendors so don't know).

    Offer £270k? (yes, don't know anything about the house but they obviously can't get an offer for anything near £300k?

    Would you buy it for £270k? Is it worth that? Offer what it would be worth to you (not me!)

    What is wrong with it? Is it just too expensive or is there a structural problem with it?

    It's always worth engaging with the EA and asking questions like: "What type of offer is the seller likely to accept?"

    The EA wants the property sold (and it makes very little difference to the EA whether it sells for £290k or £310k) - so they're likely to give you helpful info.


    Although they might suggest a lowish number initially, to at least get you to start negotiating.
