Your move 6 month or 12 month tenancy with or without break

Hi. Could someone please assist with this question. Your move who rent with have sent the tenancy renewal asking 'i wish enter into tenancy agreement for :-
6Months with break option
6Months with break
12months with or without break option
12months with a break option after 6months.
My question is if i choose 6months with break option would i have pay the extortionate fee of £120 which would last for 6months then have repay this after another 6months or would it continue through the 12months...meaning i'd pay £120 a year matter what option choose! Does that make sense? Many thanks for any assistance. Your move didn't explain easily. I think this so wrong have keep paying this money for just couple of seconds work 're copy a contract 😡

    You don't have to sign a new tenancy at all when your fixed term ends. You will automatically start a periodic tenancy the day following the last of your fixed term.

    Thanks. From the letter we are to forward the payment once the landlord has paid and agreed similar amount so re looking at the information we have to pay. Just don't want pay the amount twice if we choose 6month option.

    If you do nothing your tenancy will become a periodic tenancy and just continue on the same terms as what you have now there won't be a fixed term but we have tenants who have been on periodic tenancies for years and years. You don't have to keep paying the fees if you are on a periodic tenancy but you don't get a fixed term. However the landlord has to give you 2 months notice if they want you to leave.

    Why not read the helpful response:
    You don't have to sign a new tenancy at all when your fixed term ends. You will automatically start a periodic tenancy the day following the last of your fixed term.

    Worth noting that the agent will likely pressure you to sign a new agreement after 6 months (and charge you fees). Be sure to resist :)

    I sent landlord an email stating that i wasn't happy with the rip off fees asking he thought should pay and he said others have that they're trying to set up another contract and pay £120 just for that. Absolutely disgusted with your move. Luckily enough contacted them and told them we are not needing new contract and will continue with rolling contract instead. Thanks again for advice though!
