Lease agreement ready to sign...

When I viewed said property I was told it would not be ready until end of May as owner moving to Australia. There has been a major !!!! up at the agents end and I found out last week property was empty & agreement ready to sign. I'm not sure what has gone wrong at the agency end with information not being emailed to me. Now they say agreement is ready to sign but I'm not ready as I planned everything for the week after the Whitsun holiday to move in (I am away whitsun week anyway so couldn't move then).
Can I delay signing or can they get someone else to go into the property? I can't afford to pay any rent/deposit yet either.
All advices would be most appreciated, I'm really worried that I might lose this property due to an agents incompetence

If you've not signed, then a contract has (probably) not been formed. So the LL/agent could let the property to someone else.
One solution would be to go in and sign the lease, but with a start date of May 31st (or whenever). Then you and the LL have a contract, and both can relax knowing that on the 31st the tenancy will start.0
