Split level vs Ground Floor

It is an Edwardian house. Let's say we have converted into two flats.
Ground Floor flat: 53 m2, 1 bedroom,1 reception, 1 kitchen, 1 bathroom. Plus,
(5m2*4m2=20m2 garden)
Split level floor: 53 m2, 1 bedroom,1 reception, 1 kitchen, 1 bathroom. Plus, another bedroom which is loft conversion (5m2*4m2=20m2, with decreased height)
Let's assume that split level floor and ground level floor have the same plan, same quality, same fittings and fixtures. same tenure.
how would you value those flats? which one is more valuable?

In my area (SE London) there would typically be a 17%-20% differential between the two you describe; 1 bedder£320k - £375k for 2-bed. Gardens seem not to make a big difference. Look on the websites at sale prices in your area for comparators0
