It is almost unheard of for solicitors to do this as they are keen to cover their own position and that is not unreasonable. In this case it seems the OP has agreed to take the risk in the interest of keeping the emply house secret though I am not sure the average burgler reads the Gazette notices!:-) yes I know that, and when there are only two beneficiaries it's probably not unreasonable to distribute the estate before the SNs are placed, it's just (I thought) highly unusual for solicitors to do it that way round!0
