    If they're playing with words you could take including to mean after the fee and inclusive to mean already added. I completely see where you're coming from, it's ugly.

    It only came apparent when Memorandum of sale letter came through. So far I have politely raised it before completion suggesting it was miscommunication. Their reply was to remind me (also politely) i have signed a contract; that they've never had fees without VAT and have done it so many times it's automatic.

    I can't rely on the verbal I wanted to see if anyone can confirm that they need to write down the vat inclusive price not a small font '+va't added after it in the contract.
