As you say people are being advised to proceed with caution i.e. anyone out there who is thinking about taking out a 100% mortgage should think twice about it which seems sensible advice whatever the market as no-one ever knows what is going to happen with 100% certainty.
2 years ago I would have thought most peoples advice would be to buy still and yet now you have 1000s of people coming to the end of nice low fixed rate mortgages who are going to struggle with the extra due each month.
