Former Mining Area

Hello all,
Our home buyers report states that
"The property is located in a former coal mining area. A copy of the coal mining report
should be obtained to confirm the extent of any potential risk"
We have already paid our solicitor for the search pack. Is this generally included in the searches carried out by the solicitors or do we explicitly have to mentioned it to them?
Also we already have our mortgage offer regardless of this report. Now I don't to mess this and scare away the lender
At the same time I do want to be sure if there are no risks involved.
Should I ask the solicitors about this? Or better to get the report myself? https://www.gov.uk/check-if-property-is-affected-by-coal-mining - The report is available here.

Your solicitor will know the property is in a mining area.
Your solicitor is acting for your lender as well as for you and will obtain a mining report for the lender at your expense.

It was part of my standard search pack last year, but then I did buy in Wales, so the whole place is a former coal mining area, pretty much...0

When we bought our current house last year, we were asked by the solicitor what we wanted to include so although they were acting for the mortgage company too, they did give us the option. We knew there was a shaft entrance nearby so said yes to the mining report. If you have any concerns it won't hurt to clarify the search has been ordered.0

I would echo the above advice to let your solicitor know that you definitely want a coal mining search especially if you are not using a locally based firm of conveyancers or solicitors who may not realise the property is in an area with either current or historic coal mining activity.Spelling courtesy of the whims of auto correct...

True. I guess it wouldn't hurt to wait and watch too. We are hoping to hear back from them in the second week of May to receive the all the searches results back. I would ask them then if the mining report has been obtained.

If your solicitor needs prompting about something as basic and routine as this then I'd question their competence to deal with anything else properly. I suppose if you wanted to test them you could keep quiet and see what they do...
It's not always about questioning their competence actually some list it as an extra that must be specially requested. Especially if using a conveyancing warehouse (never again!) rather than a local solicitor.Spelling courtesy of the whims of auto correct...

If you have a mortgage then no need to specially request it, it's going to be essential for your lender. Even the conveyancing warehouses should be getting it right, it's only a matter of plugging the postcode in to check whether it's a mining area.0
