Tree survey & mortgage offer advice

We are 1 step away from completion, deposit paid to solicitors, now mortgage lender has stated that a tree survey required as condition for completion.

Survey is being done now and surveyor says the tree would need to come down eventually.

Can the lender compete based on the tree survey and I can deal with the tree after I move in ?

    I think you are probably one step away from exchange, not completion. Once you exchange, you're committed. Your solicitor won't exchange with this matter outstanding.

    No one on here knows what your lender will decide as we haven't seen the report, nor can we second guess the lender's view on it.

    However, if the tree will need to come down "eventually," they may decide to make sure of it by requesting it's done before lending, or by putting a retention on. That's the normal way of sorting these things out.

    You should be able to negotiate further with the seller on this, once you know the outcome, but second-guessing by forum members won't take you far along that road, I'm afraid.

    It depends.....

    Personally I'd go for a 'husky' they're a faster running saw than anything else on the market even if your lender goes for a Sthil, this should give you the edge over your lender for tree removal.
