Termites, and other issues

Me and my fiance were looking to buy our first place, looked at about 10 homes, we really liked one. We put in an offer, just had it inspected a couple of days ago. I know no home is perfect but I'm a little concerned about this home now.
The inspection found:
A bit of mold under the basement staircase.
The air conditioner doesn't work and had wires hanging out of it.
Termites were found on a piece of wood right next to the house. The inspector said that the Seller took the piece of wood with him. Which is very suspcisous, the seller is a house flipper whom re-did all the floors. However there is slight buckling in the living room floor which is a sign of termites.
There were in total about 30 issues, but I think these were the biggest 3.
I am really in a jam, not sure if we should continue with this house or not? I hear you can't ever fully get rid of termites and I don't want to takes chances with damages from termites. I can't be for certain that there are termites in the house already though.
House History:
Built in 2005
Belonged to registered sex offender and his family.
They didn't take care or it at all, (Holes in the doors from kicking an fighting etc)
Then the house flipper bought it, updated all the floors and painted it.
Been on market for 106 days

This is a UK based forum.
We don't have termites in the UK - or mold (we have mould instead).
So I'm guessing you're in the US. So I'm not sure if people here will be able to give you much useful advice.0 -
