A definite chill pill is in order. The buyer has offered what they think it is worth, if the lender disagrees then you negotiate. If that doesn't work, everybody walks away.
Be a little more heartless, it's the buyer's decision if they stump up solicitor and search costs before they receive their mortgage offer. Have a glass of wine and sleep well :beer:0 -
