As others have already said, there are loads of causes for high moisture readings that have nothing to do with damp. I was in your position and lost the buyer. I was then advised by a friend who had bought and sold property for 30 years to get at least another couple of opinions. I ended up getting 2 damp companies in who did it "for free" but diagnosed damp in every room and wanted to treat almost every wall. Then I got a damp company in who were also chartered surveyors. They charged me £250 for a thorough written report (under the floor boards included) and only found damp around the chimney breast (the rest of it was leaking gutters, deteriorating asphalt on a flat roof and the need for more ventilation). I gave the work to them (they took the £250 off the price) and I addressed the other issues. No more problems.
