Hi
I bought a house from persimmons almost 2 years ago now. When i recieved my deeds i noticed on land registry that they have gave me my next door neighbours garage. Now i have recieved a letter from
Persimmons more or less holdong there hands up after i enquired about it saying that could i hand the land back to them so they can hand it back to next door, were do i stand with this?

Say you'll cooperate if they cover your legal costs. Then contact a solicitor. Whoever acted for you when you bought ought to have spotted it anyway.0

Do you also have your garage or is that on deeds belonging to someone else?0

Which is all anybody can do, really. You cannot ask for more.
As has been said, you should have noticed this originally when your solicitor should have asked you to verify the plot on the paperwork was what you expected it to be - remember, the solicitor never visits the site.0 -

Although the OP may appear to have the upper hand (because they've got an extra garage), bear in mind that it's a title discrepancy from their point of view too, and they'll want to get it sorted out before a purchaser or lender requires them to.

You don't have to do anything yet. But when you come to sell your house it may cause you problems and delay things, so probably best to get it sorted. It may even cause problems if you wanted to remortgage and the valuation agent spotted the problem.Changing the world, one sarcastic comment at a time.0

I know this is selfish but from my side i dont seem to have anything to lose, i have the land to the garage and they would be losing out to a mistake persimmons have made? If anything i would gain value?0
