  • Thanks the problem. i dont know which one is missing. I am a FTB. My solicitor says its not a problem but with what i have heard regarding solicitors on this forum, i am a bit worried. I have the old land registry document. i have not reached the exchange of contracts stage yet. i just need to be sure the solicitor is on my side and not just trying to close the deal and i try and sort out the legal documents in the future

    Bear in mind that people tend to come here when they have a reason to complain about something, and there are hundreds of thousands of transactions each your with go through relatively smoothly, you just don't find people coming on to a forum like this purely to say how well their solicitor dealt with everything.

    In my experience most solicitors are very conscientious and do things properly, and do not rush to close a deal when there are unanswered questions.

    Indeed.

    In fact many of the complaints on this forum relate to conveyancers being too slow, whilst in fact they are doing all sorts of things quietly that the client does not know about, or waiting for replies/etc without which they won't proceed.
  • I was buying a probate house (purchase fell through in the end), it did seem to take a long time to go through the process. There were only minor questions the vendor couldn't answer, such as when the damp proof course had been installed, age of the boiler, etc. They didn't have any information on guarantees for work done on the house or who it had been done by. Nothing worth worrying about though.

    Fascinating but of absolutely no help to the OP.

    The 'missing documents' in his case may be critical. They may not.

    Until he finds out what they are no one can advise, and others' experiences are probably of no relevance at all.
  • Since the OP specifically asks "has anyone been involved in buying a probate house" and I have I thought it may help to provide a few examples of the sort of documents which can be hard to get hold of in such cases. Just because it is a probate house doesn't automatically make the purchase more complicated than any other sort of purchase.
