Are the vendors and estate agents friends of yours? Have you even met them? Even if you have, would you ever do so again after pulling out?
So why are you even considering taking a major financial hit and huge stress in your life just to stay in their good books?

Not read any replies, but lack of certificates for gas/electric wouldn't concern me, neither would inclusion of some old white goods.0

It's one of the biggest financial decision of your life. If you have doubts pull out. It's a buyers market.0

I pulled out of a purchase on the day of exchange, instantly regretted it and asked if the vendor would still sell the house to me, but they had already sold it for more than I was paying. This house needed a lot of work too, and the builders I had estimates from had said they wouldn't buy it as there would be "no profit in it" due to the cost of the work. I wasn't planning to make a profit, I just wanted a house to live in, though obviously not to overpay.
It sounds like your house has had dodgy work done, which is not the same as one that just needs a refurb. I paid for an electric survey myself, plus a damp survey.0 -

Perhaps not. Could be a very expensive judgement call if there are issues post completion. People spend so much more time (and money) when buying a car than a property.0 -

Hi, if you dont mind my asking how much was the electric survey? I am buying a property in need of some work and the survey is recommending a electrics survey due to having no certs0
