    I have been contracted by a chartered surveyor whose client is building housing in the field opposite our house. They need to connect into the main sewage system and will have to cross our land, a field next to our house, to do so, plus they also want to put a manhole cover on our land. They have said that they are willing to make a generous offer to do so.

    It can be a lot of money. By allowing them to connect to mains drainage you are saving them the cost of building and maintaining a private sewerage plant, and adding value to the resale price of their houses.

    Pasturesnew's estimate of £10k per house, plus all legal costs and making good, isn't far off the mark for a starting point. For a prestige development (where posh people don't want to be on a 'septic') it could easily be several times that.

    And they don't have to take the shortest route across your land, they can go round the edge (even if they have to install a pump to gain sufficient fall) which will reduce the impact on you or future owners if you want to build on the land yourself -- could even benefit you because there'll be a nice new sewer running roung the perimeter.
    A kind word lasts a minute, a skelped erse is sair for a day.

    That's the construction cost, which has no relevance to the cost of permission.
    And your point is, the op has said he had no idea what the going rate was and I gave him a figure to base it off and I also said they should ask for more as the would be tying into an existing manhole therefore creating more damage
