Having had prior experience of this, my answer would be a short and simple "No". Regardless of how much money they're offering!

You say that now but I bet if Robert Redford offered you £1m for your manhole you would forget the pain you went through last time and at least consider the offer.....

Companies I work for charge £1000 per manhole at 1m deep £500 for plastic inspection chamber, this is on new build developments where its easier to do as its basically a blank canvas. They also charge £40 per metre of pipe based on being standard plastic pipe at 1m deep covererd with gravel if its concrete pipes or pipes encased in concrete again the price goes up. As they are looking to tie in to an existing manhole will mean much more damage and reinstating, I would say you could easily ask 3 times the amount mentioned above. That price is at 1m deep as the deeper you go, involves working with trench boxes or benching the track depending on ground conditions, meaning more disruption. As said above get everything in writing before any work is allowed. Would also chance to get any other work done that you need doing such as a broken fence or drainage in your field if its waterlogged

Personally I wouldn't agree to it.

    1) I wouldn't want people coming onto my private land.
    2) I would not want them connecting to my system and potentially causing problems for me.
3)I wouldn't want to landscape my garden only for someone to decide they need to dig it up with a backhoe.
    4) what about 20 or so years down the line and nobody can trace the builder, will you be left holding the baby?
    5) will it put others off buying if you want to sell?

One other thing to consider is if you would intend to build/develop on this field later yourself, having extra sewerage pipes running thru it could limit the future potential for you possibly developing it later.

    Hi,

ask for a ridiculous amount. see if they bite, if not negotiate.

As to the thread title, I remember when a 'Dr White's' was referred to as a manhole cover. :o

"Dr White's"? There's a rave from the grave. There surely can't be that many people around who remember them? (Probably lots of forumites scratching their heads and going "What?")

He!He! I well remember Dr Whites and had the misfortune of having to go to the local corner shop to ask for them on a regular basis.

In situations like this the company should be paying your legal costs for you. You will want to have a company like this ( https://www.sunderlands.co.uk/rural-professional-services/compensation-matters ) act for you and do all the negotiations. Local water company wanted to put in a new mains across in laws land and the above agent have done an amazing job sorting out all the problems. Find a local equivalent to them and get the other party to pay for it.
just had a look at that site and someone bought a church for 30k with
    graves, strange.

That's the construction cost, which has no relevance to the cost of permission.
