We are having an issue with a neighbour who has not used our drive for 29 years but does have a garage on it (which is landlocked) we have the deeds which say she was granted right of access in 1993, but hasn’t used it since. Can we revoke her right of access? The only place we can park our car is in front of her garage, which we have offered to buy, but she refuses.

Hi. We too are applying for adverse possession for our front driveway (its gated off and over 15 years) We are 100% sure we will get the possession but cannot sell until its done.

Our solicitor sent everything off last week and expedited it. How long does it all take and can I check on the progress anywhere? thanks

For LR to look at it after they have agreed it can be expedited it's within 10 days... after that is has to go through the same steps as pre expedition and goes through rigorous checks.

A site visit will be necessary most likely , then a notice to anyone who has any connections ..ie neighbours .

Those steps are time constrained . It all depends on evidence and everything else is in order.

Mine was expedited and took about 8 weeks but there was. a large amount of history and just a mistake on first registration.

it's not straight forward and won't be rushed although LR are very thorough and are as quick as they can be

Timescales as posted already as expedition simply means it should be considered within 10 working days of it being expedited. Everything then hinges on the evidence being in order.

If it is a site visit is most likely required - 2 more weeks

If that stage is passed without issue then wider checks are usually needed. So another 3-4 weeks for those.

The site visit and wider checks are done asap but 8 weeks is in my experience a best case scenario

Your solicitor can track the application online through their business e-services account with us but you can't I'm afraid.
