Tenancy Referencing

Hi Guys,
Bit of a question, perhaps a bit of advice from anyone that might have an idea or been in a similar position.
The tenancy agreement on my house expires at the end of June, and I'd quite like to move 30 miles down the road to my home town (work is halfway between you see!). But I'm stuck in two trains of mind at the moment, you see the landlord reference will be fine (I've been in the same house 3 years, it's with Connells), rent has always been paid on time and I've never had an negative feedback from inspections, Work referencing is stable, 7 years in the civil service, very stable job (Prison Officer), earning just over £30k basic, with o/t it's more like £37k (All verifiable through wageslips, etc), however, I have an unsatisfied CCJ that I'm paying off under agreement. It's not a massive amount left (less than £500) but I'm concerned that if I make the decision to try and move I might leave myself in an awkward position if I'm declined. The only solution I can think of is going to Connells and explaining the situation, what I want, and see what they can suggest! Has anyone else had any experience with moving to a different rented property under the same letting agency, or how my situation is at all? Any advice?

There is no automatic 'computer says no'. It is entirely up to the individual landlord. But you'd look better if you just paid off the CCJ so that it was marked as satisfied.
It makes sense to talk to an agent and see what they suggest.0 -
Paying it off will help as it will show as satisfied. Besides that be upfront about it, don't hide it and explain what it was about. They may ask for you to pay couple more months rent up front.0

You're earning the thick end of £40k, and you're worried about a poor reference over a <£500 CCJ? Get that sorted, stat.0

It will depend on the landlord and the popularity of the house you want to rent. If you are trying to rent a house that easily attracts tenants the landlord will probably go with someone who doesn't have a CCJ.0
