You can change the glass in a double glazed window to get rid of any that has misted. It isn't very expensive.

What is causing the problem is the kitchen. There are 3 different colours of brown in the kitchen and they don't match each other. The floor colour is not nice next to the cupboard doors and the tiles on the wall don't go with either the floor or the cupboard doors. So the first thing a person thinks is that they would have to do something about the kitchen.

With that kitchen and your previous experience of offers you are going to get around £110k because that is where the offers are coming in at. There is no point in hoping to get £118k because it is only worth to someone else £110k.

I like your house its clean and tidy and for a FTB theres not much to be done in there. The outside space wouldnt do it for me, but that my personal choice.

Sounds like she had a homebuyers survey and to be fair, they can be pretty scary when their wording states 'these should be repaired/replaced NOW.

I think 8k is a lot of money set against purchase price. Misted double glazed units, leaky guttering shouldnt be a deal breaker, but I may worry about a roof depending on the issue. Chimney stack stability/pointing/rights are often mentioned in homebuyer reports.

If your buyer is looking for money off before obtaining a more specialised report then you may be right and that may have been the figure they always wanted. For a house that has been on the market as long as yours, unless I absolutely adored it, Id be in at 110k pushing to 113k. If it doesnt sell your agent will start urging you to make a price reduction and you may wish you had snatched the 110k

In your shoes, Id do the easier jobs, get a price on the other issues and then suggest meeting in the middle at 114k

(Deliberately vague to avoid identifying information)

I used to live not far from you, and know the city well enough to know the area you're in. I just don't see a property in your area being worth 120k. It's not a particularly desirable area of a city with v. cheap property prices anyway...

How keen are you to sell? It sounds like the second buyer was only ever going to offer you 110k anyway, but you could still get a builder out to look and maybe get the work done yourself if you may end up staying.

I think it's presented very well. Looks clean and tidy!

I am confused though. Builders don't generally charge for surveys? Get your own in to give you a quote.
Misted d/glazed can be de-misted quite cheaply. Get them done yourself if it can help a sale.

I don't know about the prices of property in your area, because in mine, your property would be well over the £300,000 mark. :(

And mine! Was wondering why it was so cheap lol

What's the story with the parking bay outside? Painted as "disabled" but the sign says residents permits only? If it's only for a disabled resident then I'd want to know the process for getting it removed.
  • I'm thinking of using a different estate agent, different photos and being advertised on Rightmove as well as Zoopla etc which my present agent agents do not seem to do. Also I'm going to go with a lower price.

The present estate agent is £1,500 and I know the other ones in my area are around the £2,000 mark. I don't fancy Purple Bricks as I can't see them being interested once they have been paid and I accepting an offer to push it over the line.

It is a disabled bay. You inform the council and they will remove the bay markings.

It would be worth doing that now, a new buyer won't want the potential parking issues if they refuse to remove it after the sale, if it turns out to not be that simple they are left with no parking.
