Its with HSBC/First Direct - that is the only issue in terms of searches that was flagged.
I presume if I have already had offer and valuation/surveys then there is no problem?

It doesn't inherently make a property unmortgageable, though it might affect valuation and sometimes throws up other title issues.
Did the surveyor assume it was unadopted?
Does your solicitor think it a problem?0 -
Solicitors doesn't think its a problem.
Surveyor assumed adopted0 -
Many roads on new developments are not adopted until years after all building finished. We have lived mostly on unadapted roads, never been any problem.0

Ahh - its a long leasehold house with minimal groundrent and owned by a management company - would that make a difference?
My main concern is around the mortgage being withdrawn rather than the extra cost of doing work. A builder and a couple of tradesmen live on the close and do minor repairs themselves.0 -
No, also, I would think all rural areas the roads are unadapted being owned by land owner, again we have lived on one road like that and when any repairs required you just chip in. Mortgage company did not take any of this into consideration.0

So your mortgage was released as normal?0

Unadopted roads are pretty commonplace. The lender is relying on the advice from the surveyor and solicitor, and if neither of them thinks it's a problem then the lender isn't going to add their own concerns.0

hey firstimer
same circumstances again! Are we buying the same property lol?
My solicitor went to FD with a query of the road being unadopted (im buying 1/4 of it there are 4 houses) and they where fine. It did take a week for them to answer the query & it was passed to countrywide. you really have to ring FD everyday to keep it processing!
In the end they had no problem. I was able to get it covered with AXA under my buildings and contents, not repair and maintenence only liablity if someone fell on it or somthing.
good luck!
ps my funds are available for completion 2mo tomorrow! still no sign of a credit check! so strange! They are taking the 1st payment out on the 1st of June and then the 1st of the month there after.0 -
we must be getting the same property! and I prefer all my bills to come out on the 1st too...haha0

how did you get insurance specific for unadopted roads? was it a search criteria on moneysupermarket/confused.com0
