Can anyone offer any advice? Need to buy before we have sold.

It clearly isn't. I'm not a million miles away from the Windsor area, and have no problem selling homes in rural locations, providing the price is realistic.
This ^
When we last sold in late 2014 - in rural Wiltshire - houses at the top (£1m+) were selling, as were those at the bottom end of the market. We were in the middle and these were fairly stagnant. Our house was a sympathetically restored, non-listed thatched. A neighbour advised that we'd be lucky to sell within twelve months.
We'd already found the - very niche, one-off, period - house we hoped to buy in a different part of the country, so weren't best pleased with that advice.
In an attempt to speed things up we priced below the lowest EA valuation and long story short we accepted an asking price offer within five weeks, enabling us to secure our onward purchase.
We sold a previous house in a falling market within ten days. A neighbour who insisted on holding out for an unrealistic price took eighteen months to find a buyer.
At the right price everything will sell fairly quickly, imho.Mortgage-free for fourteen years!

Leave them in the garage of the old house until it's sold or simply rent a garage where you've moved tophoebe1989seb wrote: »

Yep, houses that are " priced to sell" but aren't being sold, are only priced to sell in the opinion of the seller, not the buyer.0 -
When we rented temporarily, we chose a large, fairlty tatty house with a tandem garage and an extra room over it. These took most of the furniture/belongings not used in the rest of the house and the loft took the rest. Saved paying a huge fee for storage.

Re-reading the first post, I think OP had already firmly decided what to do but just wasn't happy with the second property costs and is much happier now they know the 3 year rule.
I'd also rent short term so as not to be rushing a 'forever' purchase in a totally new area or even take something small for one parent and return to the main home in the holidays/weekends, just as a short term measure.
Its actually only 4m to find somewhere and complete on the purchase - sounds enough but very easy for things to take longer and then the risk is you're right up at the deadline with nowhere to live.0
