Have found a house... Now nervous!

Hi all,

As the title said, we have found the house that we love:j The owner had already sold it but her buyer dropped out after the northern Rock doo dah so its come back on the market at £289,950. Houses on that street have sold for £250 - 300K this year, but some of them are smaller than the one we like.

What I want to do is ring the estate agent and yell "we'll have it we'll have it" but I know that thats not the wisest move:rolleyes:

What I'm thinking of doing is waiting for the estate agent to ring me and then say "We like it and we're thinking of making an offer" Should I ask what sort of offers the vendor might accept? I'd like to pay 270 for it - I don't think that's unreasonable...

How long should I wait to phone if the agent doesn't phone me? I don't want to appear like a complete numpty but neither do I want to lose it

Sorry to pester you all with questions but I so want to get it right you see.

  • don't think you shall wait for EA to call you, u like it, just call EA, and put down an offer, start low, and increase a bit when rejected, normally, after rejected, EA probably will tell you what sort of number the vendor's especting, and start from there.

    Looks like Northern Rock's drama has helped buyers get a good bargin. !

    They'll have gone home by now. Not all agents are open on Sunday either. You'd think the weekend would be a good time to be open :confused:

    Not all ea's do phone viewers for feedback as I've recently found whilst house hunting, so definitely no good relying on them to call you to see what you thought.

    If you are interested then let the ea know, but have your reasons why you feel it's only worth the price you want to pay. Very few ea's will give you an indication of what the vendor would be willing to accept in my experience.

    If you're in a good position, ie ftb or house already sold & no chain below then stress the good position you're in with the ea as he can use this to persuade the vendor that your offer should be given serious consideration. As already mentioned above, if your first offer isn't accepted then you can always increase it if you really do want the house.

    Before we put any offers on the houses we liked we had a second viewing and spoke to the vendors directly. Hubby told the vendors we were interested in putting in an offer but we had a budget and didn't want to waste everyones time with making offers that would be rejected. He asked what kind of figure they were looking to get and we went from there.

    Definately don't wait for the EA to call you back because some won't. Also if you don't speak again to the vendor before putting an offer in, don't make another offer in the same phone call if its rejected. Try and wait a day or a few hours at least.

    I really do wonder what it is exactly some EAs do. Our county's 'leading agent'

    Branch 1. Last year. Walk in. My chain collapsed below, I lost the property above as a result. Chain re-establishes and we are ready to exchange, except I have nowhere to go. Explain to agent that I am desperate for a house to buy. They tell me to 'look in the book'. That's it. Can't even be bothered to take my details despite being an exceptionally 'hot' buyer.

    Branch 1. Ask them to value my property (as a balance rather than a prospect after the last encounter). They get it wildy wrong depite turning up one week early for their appointment and having plenty of time to research.

    Branch 2. I went for a viewing at the back end of last week. They tried to rearrange twice based on their viewing rep being hard pushed for time. First time was okay (though how hard is it to book a decent gap between viewings?), second time, they rescheduled by leaving me a message which I didn't get until after the second viewing :confused: I ended up 15 minutes late for my rescheduled viewing because I had no idea. I have not been called for feedback.

    Commercial department. Ask agent before viewing for full details of PP. They arrive with a rather random drawing showing a man standing in new extension as an idea of head height or something. No floor plans, no details of where the exteniosn actually goes, no nothing. Say we are very interested, please send us full plans. Result? nothing. I am now pursuing a different property partly because I have dialogue.

    Moral of my rant? Do your own chasing. Some agents will sell stuff months down the line than ever do any proactive selling themselves.

    Go ahead. Whats the worst that could happen? :rotfl:

    Or on a more sensible note. Save, wait, save, wait some more n see what happens. In a few months you may get it for £50k less or £2k more. What have you got to loose? You may loose that property tho to some other sucker. Compare it to prices a few years ago. If it is a good deal go for it. If you can afford it no matter what then good for you. If you don't care great! If not however you will become a statistic.

  • Tell the estate agent that you are interested but would need a second viewing before considering an offer.

    If you get to talk to the vendor about their plans, how quickly they can move, their reason for moving etc, you may learn more to your advantage (as a previous poster suggested). Ask about the neighbours, what the local services are like (bin collections, local shops etc). The second viewing will either convince you or cause you to think again - both scenarios are good.

    The only risk is that someone else will put in an offer before you, but you really need a second viewing to be sure you want the house.

    Well done:j , as long as you can still afford the monthly mortgage repayments you should be fine going over your limit (says the person about to do the same). Blow-up beds in Argos only cost a tenner :rotfl:
