Management Pack for freeholder house sale

Can someone tell me if a seller needs to purchase a Management Pack for a property he is the freeholder for?

My partner is selling his house who he is the freeholder for. He purchased it as a new build 5 years ago from Bellway Homes, with Omnicroft as the Management Company.

We was of the understanding everything was finalised, just awaiting a completion/exchange date and his buyers solicitor is now insisting on him paying for a Management Pack.

As you can imagine we're not impressed as was hoping to exchange within the next weeks.

    Yes I will imagine this has to be paid for as it will contain all the details of the service charge, mamangement company responsibilities etc.
    And from my experience management companies don't send that out free of charge unfortunately. I'm surprised you're nearly at exchange and this hasn't been requested yet!

    The irritating thing is that my partner has provided original certificates etc that form this pack, so seems to be a financial gain on the solicitor or management compsnies behalf.

    Another thing to add is that my partner is in direct contact with his buyer and they have said they don't require the pack, it's the solicitor insisting on it. Can the buyer make the call and instruct the solicitor to go ahead without it?

    Are they a cash buyer? If so then in theory yes, it's up to them. But a lender (or any sensible buyer) will want to know there are no arrears payable, no major works planned, etc.

    Hi,

    They are not a cash buyer, but my partner has receipts for payments etc, so that shouldn't be an issue as he can prove all is up to date.
