Loft conversion - Low Head height, For storage only?

    It's one of those things that you could do, but whether it would be that useful by the time you're finished or whether you would get any kind of return on the investment are the crucial points, I've been in loads of lofts which don't comply with current building regs, some I'd be happy to use (others not so much!)
    It will effectively be well insulated storage to anyone else...

    Find a good local joiner. They'll do a safe conversion for you and it won't cost anywhere near what a builder or specialist "loft conversion" company would charge. It'll be safe, warm and perfectly usable.

    But it still won't get building regs approval and so it could never be sold as having more than 3 bedrooms.
    You'd also need to check if it needs PP in your area.
    No free lunch, and no free laptop ;)

    Have you considered lowering the ceiling heights on the 1st floor to get extra height in the loft - and add in a dormer over the back.

    Is it a hipped roof or gable end?

    Would it be better / more cost effective to move?

    OP currently has 2200. Depending what is designed this may not reduce greatly - perhaps 40-70mm. 2100 is a lintel height for all building fundamentals, so the roof might be OK.

    However usable space needs considering, plus stair access means loosing much of a bedroom below. In addition the house may not be configured to receive this. I wonder if these are the reasons why nobody will take the work on?
