Hi,
Our toilet has been hanging off the wall - and we told our buyers we were fixing it. This was after their offer so it was made dependant on the work being done.
Anyway, it's been moved and now the floor is stained where it was (white lino). Do we need to fix it (i.e. now also replace the lino)? Or can we leave it for the new owners to fix? Not sure how it works...

If you told the buyers you were fixing the toilet, well, it sounds like you've fixed it. However, if you said you'd fix the toilet and make good (or words to that effect), then you'd probably need to replace the lino too.
But there's the letter of the law and the spirit of the law (as it were). How would you feel if the positions were reversed? And really, how much does a bit of lino cost? Is it really worth falling out or creating bad feeling over a hundred or so pounds?
But you don't have to. In the same way that they don't have to forward any mail addressed to you that comes through the door after you've gone and the mail re-direct doesn't catch. Your call....0 -
They didn't get a very good price for the house they got what it is worth. A house is only worth what someone will pay for it. The fact that you thought that you could get more for it isn't their fault.0

If you said you'd fix it, that includes making good. However it's all a negotiation until you exchange, they can lower the offer (potentially more than the cost of fixing) due to the damaged toilet/lino.
The buyers should view around the time of exchange, and the property should be in the same condition at completion as it is at exchange. until then, nothing's set in stone.0 -
How desperate are you to sell and would you really want the sale to fall through over a piece of cheap lino?!0

You accepted their offer, they did not force you to.
If I bought a house and this happened, I probably would not do anything, but I would not be happy.
You agreed to fix a problem, in turn that has created another. Vinyl floor covering (most likely as traditional lino is very expensive) is not expensive and bathroom sized offcuts are even cheaper; well under £100.0
