So, basically, there was no draft contract TO exchange, because the vendor couldn't produce the paperwork to show he was actually selling what you thought you were buying...?
And there were other issues still outstanding, too?

we had the initial contract, but we raised questions about a few things,
a second contract had never been made, as they were waiting for us to get answers back from our lender and the council, apparently,
i dont know, its like bloody Chinese whispers with these solicitors.:(0 -
Like someone said earlier, it's really unfortunate and I'm sorry it's happened like this for you but the best thing you can do is move on. You never know, it might turn out to be a blessing in disguise. We had our eye on the 'perfect' house but couldn't get ours sold in time to make an offer. As it happens, we've now found a more 'perfect' house that we love. That's proving a b*ll-ache to get to completion too though!0

I think you may have had a very lucky escape. It sounds as if there were legal things that the seller should have done that he hadn't done.0

I am also wondering whether the reason the vendor pulled out is he was hoping to get away with things (eg you not checking too closely on that boundary - ie the missing bit of land).
It sounds like he realised he isnt going to manage to get away with things with yourselves - but is hoping to do so with someone less savvy.
You're not going to know this for sure for several months - at which point you might find your house mysteriously re-emerges on the market for sale.
The vendor may (or may not) come to the conclusion at some point that every other possible buyer will also be asking about the missing land.0 -
With all the issues it sounds like you had a lucky escape, although the money lost is a nuisance. The first property we tried to buy ended up falling through because we discovered certain issues with lack of planning permission that complicated things. It was upsetting at the time because we lost money on it and had been really keen to move in, a few years down the line I'm grateful for the escape because those issues weren't going anywhere and we ended up buying a much nicer place in a better location. I think we we had stuck with the first we would have struggled to sell it on in future.0
