Bristol letting agents recommendations

I am a Bristol landlord looking for a new letting agency, can any fellow landlords recommend one?
My situation is that I was using an agency that I was very happy with, but they have now retired and sold to a larger organisation who have so far been less than satisfactory yet charge the same fees. They are also not in Bristol.
Now would like a local agent familiar with Bristol's landlords licencing and the conditions, provide a managed service and able to perform quarterly inspections at a reasonable rate.

Abode seemed to have a good reputation the last time I looked. it might be worth taking a closer look at them.0

How did you hear about them? Is there a specific place you researched them?0

Abode managed a property for me in Bedminster. I discovered they were charging me for quarterly inspections, but not actually performing them. Avoid.0

I'd go with a local one to where the property is.
I use Parks in St George to manage a flat for me as they're less than a 5 min walk from my flat. Have been using them since 2010.
I've found them very helpful and responsive, and haven't had any problems albeit I need to keep an eye on the paperwork as they have made a couple of mistakes on the details in the past.0 -
It's in St George so will take a look at Parks, thanks. Do you know how much they charge for managed with quarterly inspections?0

Found how much they charge, 10% but doesn't say if that's including VAT or not. Worth a phone call I think.0

Regarding Abode - I know 2 people who have rented with them (one 7-8 years ago and one about a year ago)... neither were happy.0

Thanks, Abode have been put into the 'no' pile.0
