Final month of tenancy ..advice sought

Howdy !
I signed a six month agreement with a lettings agency and paid money upfront plus deposit . However, looking at the agreement , I've only paid 5 months . I'm due to leave at end of May , as I've bought a flat around the corner ( hooray !:))
I have no problem paying the month from30 April to 30 may .

2 questions : The landlady sent a text saying we have to discuss final months payment . I said it seems logical to pay on 30 April ( I can pay now ) . Is that correct, and should I only pay the lettings co again incase I have no comeback for deposit ?

2) why didn't the lettings co take the full6 months instead of 5?

My tenancy started on 30 Nov last year

Thanks:)

What did you agree to pay up front. And who did you pay it to.
make the most of it, we are only here for the weekend.
and we will never, ever return.

Your agreement is with the Landlady not the Agent so pay to whatever account she instructs (preferably in writing rather than text).

And yes, paid up by the 30th April but no harm paying early if you want.

Have you checked where deposit is protected?

    Please provide precise details

    1) exact start date of tenancy
    2)exact end date
    3) exact wording in tenancy agreement regarding amount and timing/frequency of payments
    4) date of your 1st payment, and period it covered
    5) date of each subsequent payment

2 questions : The landlady sent a text saying we have to discuss final months payment . I said it seems logical to pay on 30 April ( I can pay now ) . Is that correct, and should I only pay the lettings co again incase I have no comeback for deposit ?

    6)
    a) no need to discuss. Just pay whatever the contract requires you to pay, to the person the contract says you should pay.
    b) if the contract says pay the agent, then pay the agent, unless the landlady writes to you formally (not text) instructing you to change the method of payment
    c) you can always pay early if you wish. You should not pay late.
    d) your deposit will not be affected by who you pay, so long as you pay as required
    e) is the deposit protected?

    7) it is not up to the agent to 'take' payment. It is up to you to pay it. You signed a contract saying your would pay.

That's the legal position. However no reason not to have an amical discussion with the LL and see what it is she is proposing.
  • Thanks for all of your replies :)
1st payment 30 Nov last payment 30 April . If I'm doing 6 months , it seems odd that I have to pay another month in April , rather than all 6 months at once( nov30- may 30)

Landlady is paying me a visit later on today .

    Thanks

Paid the letting co upfront . 5 months plus deposit .
I suppose the 5 months instead of 6 could be landladys get out clause incase she wants rid of me . Not her in particular , but for anybody who wants rid of undesirable tenants .
  • Just spoke to the letting co. Nothing to worry about.
I just pay her directly for final month. My deposit is released on day I depart on 30 may
    Thanks :)

£5 to an agreed housing charity if that actually happens..(ignoring point below..)

(Separate matter) - You also presumably realise that if tenancy started 30th Nov and was for 6 months then it ends 29th May: Check very carefully the wording of the tenancy and see if any end date is specified. So, if you leave 30th May then you will almost certainly have rolled over, started a periodic tenancy and owe even more rent.

Thanks for that. I'd better move out on the 29th then.:)
