Add loft conversion but knock 2 existing beds into 1?

Hello

I am looking for some guidance on some work that I am thinking of doing to my home. I currently have a three bed end of terrace home. One of the bedrooms is extremely small. The bedroom next to the small one is an OK double and the third is a decent double (full dimensions set out at end of this message).

I am going to add a loft conversion to the house which inevitably means 'eating into' some of the third (largest bedroom). That's okay though because the room I will get in the loft will make up for this.

My question, however, is whether I should consider turning the box room and the second bedroom into one large double. I would be foregoing the opportunity to have a four bedroom house, but in return I would have three 'proper' double bedrooms.

There is also another option: I could turn the current box room into a bathroom and knock the second bedroom into my existing bathroom. The advantage of this to me would be that I could have a bathroom with a window (current bathroom doesn't have a window, which gets on my nerves)

What's best from a value add perspective?

Full dimensions:

Box room: 9'7 x 5'10
2nd bedroom (adjacent to box room): 9'7 x 8'2
3rd bedroom (but will become smaller b/c of loft: 12'1 x 8'8

    What's the full cost of the proposed works?

    See what similar sized properties sell for in the locality. That will give you an indication of the market ceiling in terms of price.

    Your "largest" bedroom isn't exactly huge. So if you did do one of the intended conversions you should have 2 good and one "reasonable" size double.

    Whatever you decide to do, do what suits your needs and budget. You are living in the house not some possible future purchaser. Just ensure that you end up with a workable layout.
