A room that will take very little furniture makes the newer house sound like a rabbit hutch and the garage will probably be too small to take a car, too.
Though more recent houses are claimed to have better insulation they can be uncomfortable, because they become too hot in summer, so I'd go for the older house. Older modern houses generally have better build quality, with more street space, too.0
