Deed of easement

Hi everyone,
In a bit of a predicament with buying a house.
Our Solicitor is saying we need the deed of easement before we can complete.
The developer is saying we don't need this to complete and they have said they will pull out of the sale unless our solicitor forgets about this and proceeds.
The developer said they can supply a best endeavors to provide an undertaking and send a copy of the easement signed. They also said they are granting the easement, not the county council who this is still in possession of apparently.
Can anyone tell me if this easement is required and what are the implications if we don't have it?
I have asked our solicitor this as well but just waiting for her to reply.

That developer wants their money asap obviously.
But I expect any other buyer would also want this sorted out - so it's not as if the developer is likely to get their money faster by swopping buyer...so they might as well stick with you and get this sorted pronto.0 -
