Questions from buyers solicitor.

Hi everyone.

I'm currently in the middle of a part exchange with a builder. Their solicitor has sent me these questions to answer regarding our conservatory.

Further to this matter the Builders solicitors have asked if you have any paperwork in relation to the conservatory at the property. In particular the following:

1.​Consent from Xxxxx Homes Limited
2.​Planning Permission and/or building regulation approval.
3.​Whether the replacement conservatory doors required a FENSA Certificate.

The conservatory was built before we moved in, we only upgraded to UPVc and double glazing.

Could anyone advise on the best way to answer these questions please?

    I don't understand the question. You've been asked "do you have these pieces of paperwork". The best way to answer that is "yes", if you do, and "no", if you don't. What am I missing? In general, just answer everything your solicitor asks as truthfully and accurately as you can, and anything you don't have / don't know, say "I don't have that" or "I don't know that".

    In the hope this is slightly more helpful:
    - The solicitor who handled your original purchase of the property should have requested the same thing, so see if this stuff is in the pack of paperwork you have from that.
    - Conservatories rarely require planning permission, they usually fall under permitted development rules.

    I thought maybe I'd need some sort of indemnity insurance?

    You might, but that's a later discussion. Just answer the questions, if you need further advice your solicitor will provide it - that's what you're paying them for!
