Hi
I have just been accepted to rent a house the first time I have ever rented as always owned previously. Have just noticed today that the EFC cert which is 2010 is a F and I note that there is something coming into place in 2018 about landlords not being able to rent F and G Properties.
What advise would you give before I sign any contract.

Accept that the insulation etc will be poor.
When the new rules come into force, the landlord will have to either
* improve the EPC rating by taking remedial action and getting a new assessmemt done or
* evict you (via the normal legal processes) and stop letting his property.0 -

You'd need to consider why it is rated as an F.
That said, as a landlord myself and previous tenant, I'd be looking for somewhere with a higher EPC rating:wall:

Hi, yes that's correct. April 2018 it comes into effect, you cannot let a property with a rating of F or below. It is up to the landlord to either remedy it (by carrying out improvements) or apply for an exception. The exception application process isn't clear yet (from what I can find anyway). We are letting our old cottage and it is also currently rated an 'F'. I am disputing that at the moment though as the surveyor made several errors in his assessment. If I thought it was correct I don't think I'd enter into a tenancy at this stage, I'd be selling it.0
