Hi All,
We've seen a split level Edwardian flat and liked it. The problem, EA had told me that it is a share of freehold but when I check it from land registry it is written as "flat maisonette".
On the other hand, the ground floor is mentioned as freehold in the land registry.
My understanding for Victorian and Edwardian conversions, if it is sold as a share of freehold. ground and split level should be sharing the freehold. Is there any other possibility?

Is the "flat maisonette" the one you are buying? Is it defined by the LR as leasehold, freehold, or both?
Does the ground floor also have a leasehold Title, or only freehild.
Also useful to look up who owns each Title.0 -
the one that we consider of buying is the first floor and written as flat maisonette in the land registry.

Have you been on the Land Registry website here?
Put in the address. How many Titles are there?
Each Title will be described as either 'Leasehold' or 'Freehold'.
Is the 1st floor 'Leasehold' or 'Freehold'?
Is the ground floor just Freehold, or is there a separate ground floor leasehold Title as well?
Now pay £3 to buy each Title. That will name the owner.
Are the owners of each lease and the freehold(s) the same names or different?0 -

Briefly, there is both freehold and leasehold for both flats. On the (1) See important note says that " Important note Important - This row refers to a title that is duplicated elsewhere in the results table, as the title belongs to more than one property. The number in brackets will show you which other properties share this title. Please make sure you only purchase documents for one of these titles, as we cannot offer a refund for any documents you have purchased once you have downloaded them.
when I try to buy the title, the website returns an unexpected error...

So the freehold title is the same for each flat and each flat has a leasehold title. Seems right to me.Saving for an early retirement!0
