I telephoned my local council to see if I needed planning consent and also spoke to the Building Regs Dept and I definitely need building regs approval for a replacement roof.
Any idea how to go about getting someone to draw up plans? I live in Essex.

we replaced a leaking flat former garage (now playroom) roof with a pitched roof.

first guy came around and suggested we get an architect to draw up a plan that he could build to.

second guy came round and did a sketch on the back of an envelope. Came in 1 grand cheaper and was recommended, so got the job.

We also didn't need PP but needed building regs. we also put a velux in the roof at the same time.

you do need someone who knows what they are doing because you want the correct angles for the rain to run off.

he needed to go to the neighbours to fix up the guttering and sofit, so he just knocked on their door.
when the roof came off we found that the wiring had been laid across the rafters, so the room had to be rewired at extra cost, apart from that no surprises.
