    Depends on lender.

    Some don't issue.

Some issue to applicant and solicitor.

    Some issue to solicitor only.

Brokers hardly ever get a copy from anyone.

Colleys, the LBG in-house surveyor will send you a copy of the report as soon as it is received.

You may need to supply a copy to your solicitor and/or broker if you need someone to make representations on your behalf.

My valuation was done by Halifax on the Friday and my mortgage offer was in the post Monday (it was issued on the Saturday) so should be quite quick as long as valuation matches your offer

Panelled to Esurv by Colleys if Colleys have no capacity in given area. Report is still issued by Colleys.

  • I got some recent experience with Halifax in regards to level 1 basic survey.
Colleys or Esurv through Colleys completed the survey. Halifax assessed the report and gave the mortgage decision in next day. I have received the offer letter and valuation report via post two days after.
I wanted to ask some specifics from Colleys and rang them. The operator trys to login to their reporting system but it wasn't a success as they only record Level 2 - Home buyers report and Level 3 - Structural report. Level 1 valuation report remarks are more or less standard key words. you can google that I can get more information.

For example. have some tear and wear which needs repairing, maintenance... - generic key words
