I became an 'accidental landlord' when I rented out my house and bought (with another mortgage) and moved to another. I kept my residential mortgage on the old house and gained consent to let from my mortgage provider.
I now wish to convert my old residential mortgage to a BTL one, on the same property. The house is worth about £60k, so looking for a £45k loan. My question is, does a remortgage count as a 'purchase' and will I pay the 3% stamp duty on this BTL mortgage?
